Before You Book: What’s Included in Patio & Furniture Cleaning

Thinking about scheduling outdoor patio and furniture cleaning? Here’s what’s included, what results to expect, and how to get your space ready for the visit.

Before You Book: What’s Included in Patio & Furniture Cleaning image

We recently got a call from a homeowner — let’s call her Linda — who wanted “a backyard or outside wash” for her home. She’d seen our ad, a friend had recommended us, and she said, “I want the one where you do the cushions in the front yard and the backyard.”

That call was a perfect example of the questions we hear all the time: What’s actually included? Will everything look brand new? Do you need to move furniture first? So I thought I’d walk you through exactly what we told Linda — and what every homeowner should know before booking an outdoor patio and furniture cleaning.

What’s Typically Included in an Outdoor Patio & Furniture Cleaning

When Linda called, she was interested in our flat-rate special. Here’s how we broke it down for her, and it’s a good general guide for what’s usually included in this type of service:

  • Front patio – Hard surfaces like tile, concrete, or pavers get washed to remove dust, cobwebs, bird droppings, and light surface stains.
  • Back patio – Same treatment for the rear outdoor living space, especially covered areas where furniture and rugs usually sit.
  • Outdoor furniture – We clean the furniture that lives on those patios: chairs, tables, loungers, and cushions. The goal is to remove dust, debris, and easy-to-release spots, not to reupholster them.
  • Rugs and mats – Door mats and outdoor rugs in those areas are washed or surface-cleaned, depending on their material and condition.
  • Outdoor kitchen area – Counters, cabinet exteriors, and surrounding hard surfaces are washed down to remove dirt, pollen, and grime.

In Linda’s case, we also spotted a side yard area on satellite view and asked if she wanted that cleaned, too. She did — and that’s something to consider when you call: if you have side patios, small courtyards, or areas behind a gate, mention them up front so we can tell you whether they’re included or an add-on.

What Level of Cleaning You Should Expect

One of the most important parts of Linda’s call was setting expectations. We told her exactly what we tell everyone:

This is a general cleanup, not a 10-hour restoration.

That distinction really matters. Here’s what you can realistically expect from a standard outdoor wash:

  • Dust and debris removal – Wind-blown dust, leaves, and surface dirt are washed away, leaving everything looking fresh and tidy.
  • Bird droppings and light stains – These are usually removed or significantly reduced, especially on tile, concrete, and metal furniture.
  • Cleaner cushions and fabrics – Outdoor cushions typically look brighter and feel fresher, with everyday grime rinsed out.

And here’s what a standard service usually doesn’t achieve:

  • Like-new surfaces – Tile or pavers usually won’t look exactly like the day they were installed, especially if they’ve faded or etched over time.
  • Deep stain removal – Old rust, oil, wine, or mold stains may not fully come out without specialized treatment or multiple visits.
  • Major repairs – Cracked grout, loose tiles, or damaged furniture require repair or replacement, not just cleaning.

Linda told us, “That’s what I’m looking for” — she just wanted everything clean and presentable, not a full-blown restoration. If that’s your goal, a general outdoor wash is usually perfect.

Do You Need to Move Furniture First?

When we looked at Linda’s property, we asked a key question we always ask:

“Does the furniture need to be moved off before it’s cleaned, or can it all be cleaned where it’s currently sitting?”

Her answer is what most homeowners prefer: “I think you should be able to do it where it’s currently sitting, and you can probably adjust it a little if you need to.”

Here’s how we usually handle it, and what you can expect:

  • Light shifting – We’ll typically slide or angle pieces just enough to clean around and underneath them.
  • No heavy lifting policy – Extremely heavy grills, built-in pieces, or fragile items might not be moved for safety reasons.
  • You can pre-clear small items – If you remove plants, décor, and breakables ahead of time, we can clean more thoroughly and efficiently.

If you’re unsure whether something should be moved, just ask when you book. A quick description or even a photo can help us guide you.

How to Prepare Before Your Cleaning Appointment

A little prep on your end makes a big difference in the results you see. Here’s what we recommend to homeowners like Linda before we arrive:

  • Pick up small items – Toys, shoes, gardening tools, and loose décor should be stored so they don’t get wet or damaged.
  • Secure pets – Dogs often get curious (or nervous!) around hoses and equipment. Keeping them inside or in a separate area keeps everyone safe.
  • Close windows and doors – Especially near the areas being cleaned, to prevent splashing inside.
  • Point out problem areas – If there are specific stains or spots you care about, let us know when we arrive so we can give them extra attention within the scope of the service.
  • Check water access – Make sure outdoor spigots are working and accessible if your service relies on your water supply.

For larger properties or more complex layouts, we may also look at satellite images ahead of time (like we did for Linda) so we can estimate time and confirm which areas are covered.

Questions to Ask Before You Book

If you’re thinking about booking an outdoor patio and furniture cleaning, here are a few smart questions to ask any company:

  • Exactly which areas are included in the price?
  • What types of stains or buildup are realistic to remove?
  • Do you move furniture, or should I move it first?
  • Are there any areas (like side yards or balconies) that cost extra?
  • What should I do to prepare before you arrive?

If you get clear answers to those upfront — like we gave Linda — you’ll have a much smoother experience and be happier with the results.
